Frequently Asked Questions
Why should I hire you?
Don't my consultants and General contractor provide these services?
MPM is a professional consulting firm specializing in construction consultation, project management and is independent of all designer, architect and general or sub-contractor affiliations. MPM provides a client an opportunity to have on staff an experienced private and independent construction consultant whose practice is dedicated to owner’s representation. This allows the client to maintain its current organization and continue to provide normal services with minimal disruption throughout the construction project. MPM does not represent construction drawings, a design nor does it have a vested interest in cost escalation. MPM represents you.
None of your consultants provide these services through their traditional roles. Approximately 85% of your consultants’ fees are expended by the time construction begins which means that only 15% of the fees still remain for 100% of the construction and post construction phases! Additionally, due to market competition, most consultants can’t competitively afford to, or have qualified staff to provide these services. A general contractor may offer these services; however, based on my explanation of the services I provide, it would be difficult to realize the same impartiality.
What makes MPM different?
Experience. Since 1982 I have personally managed and have been the financial administrator for over 4,000,000 s/f of construction projects whose value exceeded $900,000,000. Since 1982 MPM has provided owners representation and has not performed any other service. (I do not come to this profession as a former consultant of a related services or a coin toss for a profession).
How are your fees computed?
MPM fees are computed based on the length of the project, the level of involvement required, and the time required to manage a successful project. You are quoted a stipulated fee, (plus reimbursements). This fee is not a percentage of the project cost nor does it rise if project costs escalate. The only payment MPM receives is from the owner.
How can I justify your fee?
You don’t have to. We have never failed to save all clients our entire fee. What you save in “hard” dollars through negotiations, strategy, expertise and avoiding costly mistakes and delays and “soft’ dollars by not diverting your own resources, will be greater than the cost of our services.
